Is it possible to invest in an iconic building without buying an entire property? Blockchain-based real estate tokenization makes this possible by converting properties into digital shares, making it easier to diversify and manage investments. However, this model also presents regulatory, liquidity, technological and platform solvency challenges.

Nevertheless, the outlook for this market is positive. According to Custom Market Insights, the global real estate tokenization market is expected to reach a market capitalization of $19.4 billion (€16.755 billion) by 2033, with an annual growth rate of 21%.

What is fractional ownership?

Fractional ownership allows multiple investors to co-own the same property by purchasing shares and receiving returns from rental income or the future sale of the property in proportion to their ownership stake. The main advantage of this system is that it allows investors to own real estate without having to invest a large amount of capital.

How does blockchain technology facilitate fractional ownership in real estate?

Tokenization uses blockchain technology to create digital representations of real estate assets. The property is divided into digital units called tokens, which are recorded and managed on a blockchain. This technology ensures that ownership records are clear and immutable, eliminating the possibility of manipulation or fraud in transactions.

The system works as follows: a specialized platform acquires a property and divides its value into a number of digital tokens, each representing a fraction of the property. Investors purchase tokens through a regulated platform for a smaller amount than they would need to  buy the entire property.

In addition, blockchain technology ensures the transparency and immutability of every transaction and provides a secure, verifiable record of token ownership. With tokenization, the property deed itself is not recorded directly on a blockchain. Instead, a legal entity acts as an intermediary between the physical property and the digital token.

What are the advantages of real estate tokenization?

Real estate tokenization offers several key advantages:

  • Accessibility. Investors can gain access to high-end properties with affordable investment amounts, making it easier for retail investors to enter the luxury real estate market.
  • Diversification. The same amount of capital can be invested across several properties rather than a single one, potentially improving investment returns.
  • Transparency. Blockchain creates ownership records that cannot be manipulated, as each token and its transaction history are visible on the blockchain, ensuring transparency and authenticity.
  • Management. Platforms handle property sourcing, acquisition and the distribution of profits, while investors simply receive their returns.
  • Liquidity. Tokens can be traded on secondary markets more easily than physical properties, which involve higher transaction costs.
  • Costs. Tokenization reduces the costs associated with real estate transactions, including legal fees, administrative costs and property management expenses.

What are the main risks associated with tokenized fractional real estate investment?

This type of investment offers significant advantages, but it is not without risks that investors need to consider:

  • Regulatory and legal risks. Regulation is essential because without clear legal frameworks, investors may face compliance risks. Real estate ownership is subject to securities laws, land-use regulations and financial regulations.
  • Liquidity issues. There may not always be sufficient demand on secondary markets when investors want to sell their tokens. According to a report by the International Organization of Securities Commissions (IOSCO), secondary markets for tokenized assets remain underdeveloped worldwide.
  • Platform risk. It is essential to assess the financial stability and credibility of the management platform before carrying out any transaction to avoid potential problems.
  • Asset performance risk. Property values and rental income remain dependent on market conditions, location quality and management efficiency, just as they do with traditional real estate investment.
  • Technology risk. Although blockchain technology improves traceability, cybersecurity threats remain, including hacking, crypto-asset custody failures and vulnerabilities in smart contracts.
  • Market fragmentation. Numerous platforms and protocols operate in the market, creating issues such as a lack of standardization in tokenized real estate offerings, which in turn reduces market efficiency.

Overall, tokenization has the potential to transform real estate investment by making it more accessible and diversified, but the technology does not eliminate the risks inherent in the underlying asset or guarantee immediate liquidity. The development of this market will depend on clear regulation and financially sound, secure platforms.
